AI in real estate: what actually helps a brokerage
Most AI in real estate is sold as a revolution. The practical value is simpler: nobody waits for a reply, every lead gets asked the same questions, and agents spend their time on people who might buy.
The short answer
Start where leads leak. An AI agent that answers WhatsApp enquiries at any hour, asks the qualifying questions and passes serious buyers to a person usually gives a brokerage the clearest return.
Keep prices, negotiation, legal advice and commitments with your licensed agents. AI needs your CRM and inventory to be in order, or it will answer with wrong information.
Where it helps, and who stays responsible
| Use | What AI does | What a person does |
|---|---|---|
| First reply | Answers a new lead within seconds, in Arabic or English | Reviews conversations and takes over when asked |
| Qualifying | Asks about purpose, property type, budget, payment, timing and area | Decides who to call first |
| Viewings | Offers slots and books them in the calendar | Runs the viewing |
| Follow-up | Drafts reminders and updates old leads on new matches | Approves the campaign, and its templates and consent |
| Listings | Drafts descriptions from verified facts in both languages | Checks every fact and the advertising permit |
| Call notes | Summarises conversations into the CRM | Corrects them |
| Reports | Answers questions about pipeline and sources | Checks the numbers before acting |
Why first reply comes first
Buyers often contact several agencies at once, and research on lead response shows how quickly the chance of reaching a lead falls. Nights and weekends are when ads keep running and teams are away. An agent covers that gap without extra shifts.
What to keep with people
- Final prices, discounts and payment plan exceptions
- Advice on law, tax, visas or investment returns
- Promises about delivery dates or rental income
- Complaints and unhappy clients
- Anything to do with signing, deposits or money
Local rules to respect
- Advertising: ads can need a permit, such as Trakheesi in Dubai or a REGA licence number in Saudi Arabia. AI-written listings must follow the same rules
- Honesty: do not publish generated images of properties as if they were real
- Personal data: leads’ details are protected by data protection law
- WhatsApp: use the official platform, approved templates and customer consent. A personal number with an unofficial bot risks a ban
- Disclosure: tell the buyer they are chatting with an assistant, and how to reach a person
A first project
- Week 1: clean up the inventory, price list and common questions
- Week 2: write what the agent may answer and when it must hand over
- Week 3: test it with your team, using real past enquiries in Arabic and English
- Week 4: go live on one project or ad campaign, and review every conversation
- After that: compare reply times, qualified leads and viewings with the month before
